In a balanced/buyers market, homes SELL, they always do...we simply need to be more purposeful in how we handle the sales process. Traditional methods can no longer be counted on to get your home the activity and market positioning it requires.
Your goal is to be within the 20/20 zone. What's the 20/20 zone?
- Your home NEEDS to be in the top 20% of its COMPETITION as far as how it shows-Staged condition
- Your home NEEDS to be in the bottom 20% of its COMPETITIONs price.
I know it's not what we like to hear, but it's where the market is and if you're not IN the market you ARE chasing it. Buyers of today can take more time to look and decided on the homes they are interested in...they can afford to wait and even pass up homes that almost hit 100% of what they are looking for because there is more inventory to look through and consider.
Most important for the sale of your home in today's market is PRICE and SHOWING CONDITION, and of course...choosing the team that understands the market and delivers results.
